What This Means (2025 FDD)
According to Beehive Homes's 2025 Franchise Disclosure Document, while they offer some assistance related to site selection and design, they do not assist in the physical construction, remodeling, or decorating of the site. Beehive Homes will provide general architectural and design drawings for franchisees to submit to their own architect for rendering. They also provide an itemization of all equipment and supplies needed to operate the home.
However, the franchisee is responsible for engaging an architect and engineer at their own expense to prepare the final specifications and drawings. These plans must then be submitted for approval by local government agencies and Beehive Homes. The franchisee is also responsible for conforming the site to applicable ordinances, codes, and zoning regulations. Beehive Homes will provide assistance and guidance in negotiating construction, equipment, and supply contracts, but the franchisee is ultimately responsible for the terms of all contracts and for supervising the work.
Beehive Homes's FDD indicates that site improvement is one factor that can affect the time between signing the franchise agreement and opening the Beehive Homes location. This period can range from 18 to 30 months, depending on factors like obtaining a suitable location, securing financing, finalizing architectural plans, and completing construction. Prospective franchisees should carefully consider these responsibilities and the associated costs when evaluating the Beehive Homes franchise opportunity.
