What This Means (2025 FDD)

According to Beehive Homes's 2025 Franchise Disclosure Document, Beehive Homes provides franchisees with general architectural and design drawings to submit to their architect. However, franchisees are responsible for engaging an architect and engineer, at their own expense, to prepare the final specifications and drawings. These final plans must include necessary stamps and certifications for submission to local government agencies and Beehive Homes for approval before construction can begin. Beehive Homes must approve these final plans before construction starts.

Beehive Homes does offer assistance and guidance in negotiating construction, equipment, and supply contracts for the construction, furnishing, and equipping of the Home, upon request. However, the franchisee is ultimately responsible for the terms of all contracts and for adequately supervising the work. Beehive Homes explicitly states that they do not assist in the construction, remodeling, or decorating of the site.

Prospective franchisees should note that obtaining satisfactory architectural plans that conform to building codes, zoning, and ordinances is a significant factor affecting the time it takes to open a Beehive Homes location. The FDD estimates this entire process, from signing the Franchise Agreement to opening, can take between 18 to 30 months.
