- 11.6. Repairs. The Franchisee shall repair, alter and paint the exterior and interior of the Home at its own expense at reasonable times or as reasonably directed by Franchisor, and in accordance with Franchisor's Standards. At the expiration of thirty (30) days notice by Franchisor to the Franchisee, setting forth that certain repairs, alteration and/or painting is required under the terms of this Section, if the Franchisee has not completed said repairs, alterations and/or painting, Franchisor, without being guilty of any manner of trespass, fault or negligence, and without prejudice to any of the other remedies available to Franchisor may enter the Home and, at a cost to be paid by the Franchisee forthwith upon demand, shall have said repairs, alterations and/or painting completed in order that the Home is maintained in accordance with the required Standards of Franchisor.

What This Means (2025 FDD)
According to Beehive Homes' 2025 Franchise Disclosure Document, the franchisee is responsible for the repair, alteration, and painting of both the interior and exterior of the Home. These activities must be conducted at the franchisee's own expense, during reasonable times, and in accordance with Beehive Homes' standards.
Beehive Homes has the right to direct these repairs, alterations, or painting tasks. If Beehive Homes provides the franchisee with a 30-day notice specifying required repairs, alterations, or painting, the franchisee must complete these tasks within that timeframe.
Should the franchisee fail to complete the necessary work within the 30-day notice period, Beehive Homes reserves the right to enter the Home and complete the repairs, alterations, or painting themselves. The franchisee is then obligated to pay Beehive Homes for the costs incurred immediately upon demand. This ensures that the Home is maintained according to Beehive Homes' standards, regardless of the franchisee's compliance.
