YOU will be required to build YOUR Bee Hive Home in accordance with architectural and design specifications provided by US. These specifications will be determined generally by the trade dress and uniformity standards of the franchise and specifically by the unique location chosen by YOU. These specifications will be provided to YOU after YOU sign the Franchise Agreement.

According to Beehive Homes' 2025 Franchise Disclosure Document, the architectural and design specifications are influenced by the location chosen by the franchisee. Beehive Homes requires franchisees to build according to the franchisor's specifications, which are determined generally by the trade dress and uniformity standards of the franchise, but also specifically by the unique location selected by the franchisee. These specifications are provided after the Franchise Agreement is signed.
Beehive Homes provides general architectural and design drawings, including elevations, floor plans, and the number of beds, as guidelines for the required trade dress of the Home. However, any changes to these guidelines require the franchisor's prior written approval. The franchisee is responsible for engaging their own architect, attorneys, contractors, and other advisors to prepare final plans, construct improvements, and obtain all required permits and licensing, at their sole expense. The final plans must be approved in writing by Beehive Homes for compliance with trade dress guidelines before submission for building permits.
Beehive Homes also provides an itemization of all furnishings, equipment, and supplies to be used in the operation of the Home. The franchisee is responsible for conforming their site to applicable ordinances, codes, and zoning regulations. The franchisor will consider factors such as traffic patterns, proximity to retail stores, population demographics, and proximity to competing businesses when approving a location. This process, including obtaining a satisfactory location and finalizing architectural plans, can take between 18 to 30 months.
