What This Means (2025 FDD)
According to Beef O Bradys's 2025 Franchise Disclosure Document, Exhibit A is completed when the Site Selection Area(s) are determined. After the site is approved and the lease is acceptable to Beef O Bradys, the specific site and the Protected Territory will be added to Exhibit A, and a copy will be provided to the franchisee.
This means that before a franchisee can begin operations, Beef O Bradys must first approve the proposed location. The franchisee is typically responsible for finding a suitable site that meets Beef O Bradys's criteria, which include demographic characteristics, traffic patterns, parking, and competition. Once a site is selected and approved, Beef O Bradys defines the Protected Territory, which is a 3-mile radius around the restaurant.
The completion of Exhibit A signifies a critical step in the franchise process, as it formally establishes the franchisee's territory and location. This exhibit protects the franchisee by granting them exclusive rights within the Protected Territory, preventing Beef O Bradys from opening another franchise nearby. This protection is vital for ensuring the franchisee has the opportunity to establish a customer base without direct competition from another Beef O Bradys location.
Prospective franchisees should carefully review Exhibit A to understand the exact boundaries of their Protected Territory and ensure that the site meets their business goals. It is also important to understand the criteria Beef O Bradys uses for site selection to increase the likelihood of approval. Franchisees should also confirm that the lease terms are acceptable to Beef O Bradys before finalizing any agreements.
