Beef_O_Bradys Franchise · 2025 FDD

Answer from 2025 FDD Document

The Site must meet our then-current criteria for demographic characteristics, traffic patterns, parking, character of neighborhood, suitability of the Site for a Family Sports Pub, competition from and proximity to other businesses and Family Sports Pubs, the nature and commercial characteristics of other businesses in proximity to the Site, and the size, appearance and other physical characteristics of the proposed Site.

If you are entering into an Area Development Agreement, then under the Area Development Agreement we will:

  1. Designate the Development Area, the number of Family Sports Pubs you will open, and the Development Schedule setting the timetable you will follow for opening the Family Sports Pubs, based on our mutual agreement. (Area Development Agreement, Section 3.1). You and we will decide on your Development Area together, considering factors such as the general locations; neighborhoods; proximity to customers in the area we are considering; traffic patterns in the area; co-tenant attractiveness in the sites available in the area; size of the available spaces in the area; age and condition of the buildings in which the Family Sports Pubs might be situated in the area being considered; the availability of locations and necessary zoning in the area; and, the location of competitors in the area.

What This Means (2025 FDD)

According to Beef O Bradys' 2025 Franchise Disclosure Document, site selection is a crucial step, and several factors are considered for approval. The FDD specifies that the site must meet Beef O Bradys' criteria for demographic characteristics. This suggests that Beef O Bradys assesses the population size, density, income levels, age distribution, and other relevant demographic data of the area surrounding the proposed location. This information helps Beef O Bradys ensure that the location aligns with its target customer base.

In addition to demographics, Beef O Bradys also considers traffic patterns, parking availability, and the character of the neighborhood. The suitability of the site for a Family Sports Pub, competition from other businesses and proximity to other Beef O Bradys locations, the nature and commercial characteristics of other businesses nearby, and the physical attributes of the site, such as size and appearance, are also evaluated. These criteria help Beef O Bradys determine whether the site is viable and likely to attract sufficient customers.

For prospective franchisees, this means that simply finding an available space is not enough. The location must undergo a thorough review process by Beef O Bradys, and franchisees must provide a complete site report and other requested materials for evaluation. If a proposed site does not meet Beef O Bradys' standards, it will be rejected, potentially leading to delays or even termination of the Franchise Agreement if a suitable site cannot be found within the specified timeframe. Therefore, franchisees should work closely with Beef O Bradys during the site selection process to ensure that the proposed location has the best chance of approval.

Furthermore, if entering into an Area Development Agreement, the locations, neighborhoods, proximity to customers, traffic patterns, co-tenant attractiveness, size of available spaces, age and condition of buildings, availability of locations and necessary zoning, and the location of competitors are all considered when determining the Development Area.
