For those who desire to operate multiple Family Sports Pubs, we offer an area development franchise program, under which you will: (i) obtain the right to develop a specified minimum number of Family Sports Pubs (the "Minimum Development Quota") within a defined geographic area (a "Development Area") over a specified period of time (the "Development Schedule"), and (ii) sign an Area Development Agreement committing yourself to developing multiple Family Sports Pubs (in an amount necessary to satisfy the Minimum Development Quota in accordance with the Development Schedule) under our then-current form of Franchise Agreement, which may have materially different terms than the Franchise Agreement included in this offering (see the Area Development Agreement in Exhibit G).

What This Means (2025 FDD)
According to Beef O Bradys's 2025 Franchise Disclosure Document, the Area Development Agreement, detailed in Exhibit G, is designed for those interested in opening multiple Beef O Bradys Family Sports Pubs. This agreement grants the developer the right to establish a specific minimum number of restaurants, referred to as the "Minimum Development Quota," within a defined geographic area known as the "Development Area." This development must occur within a set timeframe, referred to as the "Development Schedule."
By signing the Area Development Agreement, the developer commits to opening the number of Beef O Bradys restaurants necessary to meet the Minimum Development Quota, following the Development Schedule. These restaurants will operate under the then-current form of the Franchise Agreement. It is important to note that the terms of the Franchise Agreement in the Area Development Agreement may differ significantly from the standard Franchise Agreement included in the FDD.
In essence, the Area Development Agreement allows Beef O Bradys to expand its brand presence by partnering with developers who commit to opening multiple locations within a specific region. This strategy helps Beef O Bradys grow more rapidly than it could by only awarding single-unit franchises. For the developer, it presents an opportunity to secure exclusive rights to a territory and build a network of Beef O Bradys restaurants, potentially leading to significant revenue and brand recognition in their area. However, prospective developers should carefully review the terms of the Area Development Agreement and the then-current Franchise Agreement to understand their obligations and the potential financial implications.
