What This Means (2025 FDD)

According to Basecamp Fitness's 2025 Franchise Disclosure Document, the recommended size for a Basecamp Fitness studio is 2,500 square feet. However, Basecamp Fitness provides flexibility with four recommended configurations, ranging from 2,000 to 3,500 square feet. This range allows franchisees to adapt to different market conditions and available real estate options. The size of the studio impacts several initial investment costs, including leasehold improvements and rent.

The FDD notes that the low and high ranges in the initial investment table are based on a Basecamp Studio with 2,400 square feet (low) and 3,400 square feet (high), respectively, excluding leasehold improvements. The document also mentions that rent costs are generally between $20 and $50 per square foot in the Minneapolis, Minnesota market, not including CAM or taxes, and will vary in other markets. Basecamp Fitness estimates rent based on $32.41 per square foot base rent, plus $8.98 per square foot in CAM charges, for both corporate and franchised studios as reported in 2023 and 2024.

A prospective Basecamp Fitness franchisee should carefully consider the size of their studio, as it directly affects the initial investment and ongoing operational costs. The franchisee should evaluate the local real estate market, considering factors such as rent per square foot, CAM charges, and potential tenant improvement assistance from the landlord. The availability of different studio configurations allows franchisees to optimize their investment based on their specific market conditions and financial capabilities. It is important to note that the tenant improvement assistance received by franchisees in 2024 ranged from $10 to $70 per square foot, with an average of $40 per square foot, but there is no guarantee that a landlord will provide any assistance.

Furthermore, the size of the studio also influences the Build-Out Package, which includes millwork, furniture, fixtures, and a design kit. The actual amount paid for these components may vary based on the size of the Basecamp Studio and the number of non-mandatory items purchased from Basecamp Fitness. Therefore, a franchisee needs to balance the desire for a larger studio with the associated costs, ensuring that the chosen size aligns with their budget and market potential.
