What This Means (2025 FDD)

According to Aw's 2025 Franchise Disclosure Document, before a franchisee can enter into a lease for a Papa Ray's Pizza Restaurant site, they must submit a site evaluation form, a letter of intent, a proposed lease, or other evidence satisfactory to Aw that confirms favorable prospects for obtaining the proposed site. Aw will then provide written notice of approval or disapproval within thirty days of receiving the proposal and required documents.

Aw may provide site selection assistance at their discretion, but this assistance does not guarantee the location's success. The franchisee is responsible for securing a suitable site for their Papa Ray's Pizza Restaurant. The franchisee must have a site approved within 180 days of signing the Franchise Agreement.

Aw also requires approval of any lease or sublease before it is executed by the franchisee, and Aw can mandate specific terms and provisions to be included in the lease. This ensures that the lease aligns with Aw's requirements and protects their interests. Aw may require the lease to have a term equal to the Franchise Agreement, be collaterally assigned to them, provide them notice of any default by the franchisee, permit the use of required signs, restrict the premises to only operating a Papa Ray's Pizza Restaurant, and prevent the lessor from leasing to competing businesses in the same shopping center.
