What This Means (2025 FDD)
According to Atwell Suites' 2025 Franchise Disclosure Document, generally all Atwell Suites hotels must use Cloud PMS. However, an exception exists for hotels planning to operate under a Change of Ownership License. These hotels are not required to use Cloud PMS. As of the FDD disclosure, HotelKey is the only approved Cloud PMS provider.
For franchisees, this means that if you are establishing a new Atwell Suites hotel or converting an existing hotel that is not under a Change of Ownership License, you must use the Cloud PMS system, specifically HotelKey. This system integrates property management activities with IHG systems and includes support and training modules.
The Cloud PMS involves fees. There is a PMS Solution Fee of $4.25 per room, per month, which may increase by no more than 5% annually. Additionally, there is a Cloud PMS Implementation Fee of $70.00 per month for the first 48 months of operation. These fees cover the use and deployment of the Cloud PMS.
In the event of a Change of Ownership, franchisees may continue to use the Opera or Opera Xpress PMS equipment supplied by Oracle America, Inc. until the equipment's end of life or the termination of a hosting agreement with Oracle.
