What Property Management System (PMS) is currently approved for all Atwell Suites Hotels?

SCH requires each Hotel to obtain and install an approved Property Management System ("PMS"). As of the date of this disclosure document, the only approved PMS for all Atwell Suites Hotels is the new cloudbased PMS solution ("Cloud PMS") provided by HotelKey. In the case of a Change of Ownership Holiday may allow a Hotel to stay on the Oracle Premise-Based PMS detailed in Item 6. When it is time to upgrade software and/or at the termination of a hosting agreement with Oracle, SCH will require such Hotels to move to an SCH-approved cloud-based PMS. You must enter into the Next-Gen PMS Agreement in the form attached as Exhibit G-12 to this disclosure document in order to operate on the Cloud PMS. In the future, additional cloud-based PMS solutions may be offered by SCH. In addition, a front office protection service (FastConnect SD-WAN, currently provided by AT&T) is required as part of the PMS deployment (see Items 8 and 11 of this disclosure document for a detailed description of the systems).

What This Means (2025 FDD)
According to the 2025 Atwell Suites Franchise Disclosure Document, the only approved Property Management System (PMS) for all Atwell Suites hotels as of the date of the document is the new cloud-based PMS solution provided by HotelKey, referred to as "Cloud PMS".
However, there is an exception for Hotels undergoing a Change of Ownership. Holiday may allow these hotels to continue using the Oracle Premise-Based PMS detailed in Item 6. But, when it is time to upgrade the software or at the termination of a hosting agreement with Oracle, Atwell Suites will require these hotels to switch to an SCH-approved cloud-based PMS.
To use the Cloud PMS, franchisees must enter into the Next-Gen PMS Agreement, which is included as Exhibit G-12 in the disclosure document. Additionally, a front office protection service (FastConnect SD-WAN, currently provided by AT&T) is required as part of the PMS deployment, with further details available in Items 8 and 11 of the FDD.
