This certification is intended to comply with the accessibility standards and/or the Travelers with Disabilities Section of the relevant brand standards as well as the InterContinental Hotels Group Design & Construction standards, all of which require compliance with Title III of the Americans with Disabilities Act (ADA), including the 1991 and/or 2010 ADA Standards for Accessible Design (ADA Standards), and all other applicable accessibility requirements.

What This Means (2025 FDD)
According to Atwell Suites' 2025 Franchise Disclosure Document, a newly constructed hotel must submit two accessibility certifications. The first is a pre-construction certification of the final building and site plans. This must be submitted before construction begins and must be completed by an architect with professional experience applying the requirements of the Americans with Disabilities Act (ADA) and the ADA Standards.
The second certification is a post-construction certification. This is submitted after an inspection of the completed construction and must be signed by the franchisee. Additionally, the franchisee must submit to IHG a post–construction disability compliance certification signed by Licensee and an architect with professional experience applying the requirements of the ADA and the ADA Standards, in the form of Attachment "C" – ADA Certificate.
These certifications are required to ensure compliance with Title III of the ADA, including the 1991 and/or 2010 ADA Standards for Accessible Design, and all other applicable accessibility requirements. Atwell Suites requires these certifications to comply with accessibility standards, the Travelers with Disabilities Section of the relevant brand standards, and the InterContinental Hotels Group Design & Construction standards.
