Does Holiday provide an estimate for land purchase or lease costs for an Atwell Suites hotel?

Atwell_Suites Franchise · 2025 FDD

Answer from 2025 FDD Document

  • Note 2: Since land values vary so dramatically, it is not possible for Holiday to estimate the amount required to purchase or lease the land necessary to operate the Hotel. You can develop your own estimate by applying the acreage requirements to the local land sale or lease costs in the geographic area in which the Hotel will be situated. Your land acquisition costs will vary depending upon a multitude of factors including whether the property is purchased or leased, the size and location of the property, and the availability of financing on commercially reasonable terms.

What This Means (2025 FDD)

According to Atwell Suites's 2025 Franchise Disclosure Document, Holiday does not provide an estimate for land purchase or lease costs. Note 2 in Item 7 states that because land values vary so dramatically, it is not possible for Holiday to estimate the amount required to purchase or lease land.

The FDD advises that prospective Atwell Suites franchisees can develop their own estimate by applying the acreage requirements to the local land sale or lease costs in the geographic area where the hotel will be situated. Land acquisition costs will vary depending on whether the property is purchased or leased, the size and location of the property, and the availability of financing on commercially reasonable terms.

This lack of a specific estimate in the FDD means that franchisees must conduct thorough local market research to determine realistic land costs. This research should include consulting with real estate professionals and financial advisors to assess the various factors that can influence land prices in their desired location. Understanding these costs is crucial for accurately projecting the total investment required to open an Atwell Suites hotel.
