The property management system and telecommunications system include the following components, which you must purchase from designated third-party vendors or third-party vendors whose equipment and software meet Holiday's specifications:

Currently, Atwell Suites Hotels must use the Cloud PMS, with HotelKey as the only approved Cloud PMS provider as of the date of the FDD. If the hotel is acquired via a Change of Ownership License, it may use the current Opera or Opera Xpress PMS, with Oracle America, Inc. as the sole supplier for these software licenses and support services.

The PMS enables franchisees to receive reservations from Central Reservation Centers, other Atwell Suites hotels, travel agencies, and their own hotel through private network connecting services. Franchisees may only install computers, components, or peripheral devices and equipment meeting SCH's specifications for the PMS and Reservation System and must periodically upgrade the equipment to accommodate enhanced versions of PMS. The PMS provides a computerized front desk operation designed to increase the speed and productivity of front desk operational tasks such as check-in, check-out, night-audit, housekeeping, and management reports.
