What This Means (2025 FDD)
According to Atwell Suites' 2025 Franchise Disclosure Document, Atwell Suites hotels, except those operating under a Change of Ownership License, must use a Cloud Property Management System (PMS). As of the FDD's publication, HotelKey is the only approved Cloud PMS provider for Atwell Suites.
Franchisees are required to pay a PMS Solution Fee of $4.25 per room per month, which may increase by up to 5% annually. This fee covers the use of the Cloud PMS, integrating property management with IHG systems, along with support and training modules. Additionally, there is a Cloud PMS Implementation Fee of $70.00 per month for the first 48 months of operation, covering deployment activities related to the Cloud PMS.
In the event of a Change of Ownership, franchisees may continue using the Opera or Opera Xpress PMS equipment supplied by Oracle America, Inc., until the equipment's end of life or the termination of their hosting agreement with Oracle. Franchisees must also sign a third-party license with the PMS provider designated by SCH and pay support fees for property-level systems that interface with the PMS, such as telecommunications and electronic door locking systems. Hardware and software maintenance fees can vary based on the number of rooms at the hotel, with estimated costs ranging from $22,000 to $26,000 for a hotel with 1-100 rooms, and $40,000 or greater for a hotel with 251 rooms or more.
