Before you open the Store, COUNTRY VISIONS will:

- Recommend a leasing consultant or specialist and real estate broker to you, at your option, to assist with site selection, lease negotiations and negotiations to secure a landlord approved letter of intent (LOI). Site selection services at then-current rates or at fees agreed to by the parties in writing (Section 4.A of the Franchise Agreement.);

What This Means (2025 FDD)
According to Apricot Lane's 2025 Franchise Disclosure Document, franchisees are not required to use the leasing consultant or specialist recommended by Country Visions. The FDD states that Country Visions will recommend a leasing consultant or real estate broker to assist with site selection, lease negotiations, and securing a landlord-approved letter of intent (LOI). However, the use of this consultant is at the franchisee's option.
While Apricot Lane offers this recommendation as part of their assistance before the store opens, the franchisee has the freedom to choose their own consultant or broker. This flexibility allows franchisees to work with professionals they trust or who have a strong understanding of their local market. However, regardless of any assistance Country Visions may provide, the franchisee is ultimately responsible for finding and securing a suitable site and negotiating their lease.
Prospective franchisees should carefully consider their options and conduct their own due diligence when selecting a site and negotiating lease terms. Consulting with an attorney for legal advice on the lease terms is also recommended. Franchisees must also provide Apricot Lane with a copy of all communications between them, their landlord, and any leasing specialist they use.
