What This Means (2025 FDD)

According to the 2025 Apricot Lane FDD, Apricot Lane does review all final plans and specifications for the franchisee's premises. Apricot Lane also makes available professional architectural services at then-current rates, at the franchisee's option. In addition, Apricot Lane can make available a pre-approved general contractor at a fee agreed to by both parties in writing.

Before a franchisee acquires a site for their Apricot Lane store, whether by lease or purchase, they must submit a written description of the proposed site to Apricot Lane. This description should include a letter of intent detailing the terms and conditions, along with evidence that demonstrates favorable prospects for obtaining the site. Apricot Lane will then approve or disapprove the site selection within 30 days of receiving the written proposal.

Apricot Lane also requires franchisees to provide a copy of all communications between them and their landlord, as well as any leasing specialist they use. However, the franchisee is ultimately responsible for finding and securing a suitable site and negotiating their lease. The franchisee must decide whether to accept a particular site or leasing terms and should conduct their own evaluation of the site's suitability and consult with an attorney for legal advice on the lease terms.
