What This Means (2024 FDD)

According to Aplus's 2024 Franchise Disclosure Document, if a franchisee does not have an as-built site survey in AutoCAD format, Aplus's third-party vendor will create one. The franchisee is responsible for the cost of this survey, which is approximately $2,900.

During the as-built site survey, the franchisee must provide access to all areas requiring the survey. The third-party vendor will then generate an architectural as-built in AutoCAD to Aplus specifications. This includes a floor plan, interior and exterior elevations, and photographs.

In addition to the as-built survey, the third-party vendor will also design the store layout to Aplus standards and submit the layout to Sunoco (likely Aplus's parent company) and the franchisee for review and approvals. The franchisee will be charged a Project Management Fee of $4,900 by the third-party vendor. This fee covers the procurement of required equipment, engineering support for the project, and working with the franchisee's General Contractor.

Therefore, while Aplus requires an as-built survey, they provide a solution for franchisees who do not have one readily available, ensuring consistency and adherence to brand standards. However, the franchisee needs to budget for these additional costs, which total $7,800 ($2,900 for the survey and $4,900 for project management).
