- J. Modifications. You shall not modify the Store or make any changes to the System without Amorino's express prior written consent. At your own expense, you shall make such alterations, additions, or modifications to the Store as Amorino may reasonably require, within such reasonable time period set by Amorino. Such refurbishing may include redecorating, repainting, replacement of carpets or floor surfaces, or replacement of furniture and fixtures. What This Means (2025 FDD)
According to Amorino's 2025 Franchise Disclosure Document, franchisees are generally responsible for the expenses associated with alterations, additions, or modifications to their store. Specifically, the FDD states that franchisees must make alterations, additions, or modifications to the store at their own expense when reasonably required by Amorino. This includes refurbishing, redecorating, repainting, and replacement of carpets, floor surfaces, furniture, and fixtures.
However, there are some limitations to this requirement. Amorino will not require refurbishing costing more than $20,000 (excluding local contractor expenses payable to third parties) more frequently than once every five years, unless it is in connection with the store opening or to comply with changes in laws or local ordinances.
Additionally, franchisees are responsible for maintaining the store in excellent repair and in accordance with Amorino's standards, which includes repainting, repairing, and replacing obsolete or deteriorated items. They must also purchase and install all fixtures, furnishings, equipment, decor, and signs as directed by Amorino. Amorino may also modify the system, products, and services, and franchisees must comply with these modifications at their own expense, including renovations and remodeling, subject to the $20,000 expenditure limitation mentioned earlier.
