You must use a Real Estate Project Manager that we designate to manage and lead real estate brokerage services, site selection counseling, and other assistance that the Real Estate Project Manager considers necessary and appropriate, which may include, in the Real Estate Project Manager's sole discretion, on-site evaluations.
We reserve the right to require you to use a designated project manager to provide construction management services. If required, you must engage the project manager at your sole cost and expense.

What This Means (2025 FDD)
According to All Dogs Unleashed's 2025 Franchise Disclosure Document, franchisees are required to use a Real Estate Project Manager designated by All Dogs Unleashed. This manager will oversee real estate brokerage services, site selection counseling, and provide other assistance deemed necessary, including on-site evaluations at their discretion.
All Dogs Unleashed also retains the right to mandate the use of a designated project manager for construction management services. If this is required, the franchisee will bear the costs and expenses associated with engaging the project manager. This means franchisees do not have the freedom to choose their own real estate or construction project managers; they must use the ones designated by All Dogs Unleashed.
This requirement ensures that franchisees adhere to All Dogs Unleashed's standards and specifications during site selection and construction. While it limits the franchisee's autonomy, it also provides them with expert guidance and support in these critical areas. Franchisees should clarify with All Dogs Unleashed whether the construction management project manager is always required, or only under certain circumstances.
