Training Facility
You must acquire a site for the Franchised Business within your Service Area that meets our site selection criteria and that we approve. If you occupy the Commercial Training Facility according to a commercial lease, the lease must contain terms that we specify. (See Lease Addendum attached as Attachment F to the franchise agreement). You must construct, equip, and improve the Commercial Training Facility according to our current standards and specifications. We must review and approve all final plans and specifications before you begin constructing the Commercial Training Facility. We may inspect the Commercial Training Facility during its development and require reasonable alterations to ensure it complies with our plans and specifications.
Insurance
You must acquire and maintain insurance of the type and with minimum limits that we require. Our required coverage currently includes: (i) bodily injury/property damage general liability insurance in the amount of $1,000,000 per occurrence and $2,000,000 aggregate; (ii) fire, vandalism, and extended coverage with primary and excess limits of not less than the full replacement value of the Facility and its furniture, fixtures, and equipment; (iii) products and completed operations liability in the amount of $1,000,000 per occurrence and $2,000,000 aggregate;

What This Means (2025 FDD)
According to the 2025 All Dogs Unleashed Franchise Disclosure Document, franchisees must meet specific requirements for their Commercial Training Facility. The franchisee is responsible for acquiring a site within their service area that aligns with All Dogs Unleashed's site selection criteria, subject to the franchisor's approval. If the facility is leased, the lease terms must adhere to All Dogs Unleashed's specifications, as detailed in the Lease Addendum (Attachment F of the franchise agreement).
Furthermore, the franchisee bears the responsibility for constructing, equipping, and improving the Commercial Training Facility in accordance with All Dogs Unleashed's current standards and specifications. Before commencing construction, all final plans and specifications must be submitted to All Dogs Unleashed for review and approval.
All Dogs Unleashed retains the right to inspect the facility during its development and can mandate reasonable alterations to ensure compliance with the approved plans and specifications. This oversight ensures that each All Dogs Unleashed location meets the brand's standards, maintaining consistency across all franchises.
In addition to facility requirements, All Dogs Unleashed mandates the use of a designated Real Estate Project Manager for real estate brokerage services and site selection counseling. If required, the franchisee must engage a project manager for construction management services at their own expense.
