What This Means (2025 FDD)
According to Aerus's 2025 Franchise Disclosure Document, the franchisee is responsible for the expense of any modifications or improvements to the premises of an Approved Location. Specifically, prior to opening the franchised business, Aerus will identify any required modifications or improvements to the premises, and the franchisee must make these changes at their own expense.
This means that prospective Aerus franchisees need to factor in potential costs for these modifications when evaluating a location. These costs are in addition to the standard expenses of leasing or purchasing a retail space. The FDD states that the space should be approximately 1,500 to 2,000 square feet and located in a strip shopping center.
Aerus does offer assistance in finding a suitable location, considering factors like size, location, nearby commercial and residential development, visibility, and parking. However, the final decision on site selection rests with the franchisee, who is expected to conduct their own independent investigation of the area and site. The franchisee must open the business at the approved location by the date specified in the Franchise Agreement, or risk termination of the agreement.
