Except as otherwise noted in this Disclosure Document, all fees payable to us are non-refundable. Inflation, tariffs, and worldwide events may impact various costs, including, among others, furnishings, fixtures, equipment, building costs, vehicle costs, and inventory.

Note 1. See Item 5 of this Disclosure Document for more information about the initial franchise fee. In limited circumstances, we will finance or reduce the initial franchise fee. See Item 10 for more details about financing of initial franchise fees.

Note 2. The Beyond Fee is only applicable to franchisees who sign a Beyond Addendum.

Note 3. The cost of leasehold improvements will vary depending on the condition and size of the site, the local cost of contract work, and the location of the Franchised Business, and zoning requirements. The high estimated figures include remodeling walls, ceilings, floors, and other construction including electrical and carpentry work. The low estimate assumes that the leasehold is in suitable operating condition immediately on your taking possession of the premises and/or that the landlord will make the leasehold improvements and amortize their cost over the term of the lease.

Note 4. The furniture, fixtures and equipment that you will be required to purchase or lease will vary depending on the size of the premises and the type of Franchised Business you choose to operate. We require a standard interior decor style. This estimate also includes the cost of the required computer system, as well as high-speed internet access, printer, scanner, fax, and bar code scanner.

What This Means (2025 FDD)

According to Aerus's 2025 Franchise Disclosure Document, Item 7 details the estimated initial investment required to start an Aerus franchise, with costs varying based on whether the franchisee chooses the Standard or Associate Program. The initial investment ranges from $30,500 to $417,790 for the Standard Program and $16,000 to $95,790 for the Associate Program. These figures represent the total financial commitment 'you,' the franchisee, must be prepared to make to begin operating an Aerus business. The term 'you' refers to the individual or entity entering into the Franchise Agreement with Aerus to operate the franchised business.

The initial investment covers a variety of expenses, including the initial franchise fee ($3,000 for Standard, $1,000 for Associate), leasehold improvements ($0 to $15,000 for Standard, $0 to $5,000 for Associate), furniture, fixtures, and equipment ($2,500 to $15,000 for Standard, $2,000 to $5,000 for Associate), and initial inventory ($15,000 to $90,000 for Standard, $5,000 to $20,000 for Associate). It also includes pre-opening training expenses ($1,000 to $7,000 for both programs), supplies ($100 to $600 for both programs), permits and licenses ($50 to $200 for both programs), insurance deposits and premiums ($1,500 to $2,000 for both programs), architect fees ($0 to $5,000 for Standard, $0 to $2,000 for Associate), other professional fees ($500 to $1,000 for both programs), site lease costs ($500 to $10,000 for Standard, $500 to $3,000 for Associate), utility deposits ($350 to $450 for both programs), advertising and promotion ($0 to $5,000 for Standard, $0 to $2,500 for Associate), signage ($1,000 to $5,000 for Standard, $1,000 to $2,500 for Associate), and additional funds for three months of operation ($5,000 to $50,000 for Standard, $3,000 to $10,000 for Associate). A significant expense, goodwill, applies only when purchasing an existing Aerus business from Aerus or its affiliates, ranging from $0 to $200,000 for the Standard Program and $0 to $25,000 for the Associate Program.

Several factors can influence the total initial investment. For example, the cost of leasehold improvements depends on the site's condition and size, local labor costs, and zoning requirements. Similarly, inventory costs depend on the expected business volume, premises size, and storage space. The FDD notes that these estimates are based on Aerus's extensive experience and the actual experience of existing franchisees. Prospective franchisees should carefully review these estimates and consider their individual circumstances, including location and business plan, to determine their likely initial investment. Consulting with professionals like real estate brokers and accountants is advisable to refine these estimates.

Item 7 specifies that 'you' are responsible for expenses such as transportation and living costs for two trainees attending the initial training program in Dallas, Texas. The high end of the training estimate includes an extra week of training if a Beyond Addendum is signed. The FDD also clarifies that all fees payable to Aerus are generally non-refundable, and external factors like inflation and tariffs can impact various costs. Therefore, understanding the full scope of the initial investment, as detailed in Item 7, is crucial for any prospective Aerus franchisee to assess their financial readiness and plan accordingly.
