cles, your costs will likely be higher.
-
- Real Estate and/or Leasehold Improvements. We expect that you will operate the Business from a home office. You may need to make improvements to a home office. In that case, the costs to make those improvements will typically be about $1,000 or less. If local laws, rules, ordinances or neighborhood covenants do not permit the operation of the Business from your home or if you decide to locate your office outside of your home, your real estate costs will likely be higher. Locations for offices are typically in an industrial or commercial office park. The amount reflects the amount of lease payments for the first 6 months that you operate the Business. Lease payments vary considerably depending upon regional and local factors and the type of lease negotiated by you. Lease payments for a typical small office lease usually range from $500 to $1,500 per month depending upon the size, location and market demand for the property. The rate may be higher for a metropolitan area. Landlords typically require that one month's rent be paid prior to taking possession and may require an amount equal to one month's rent as a security deposit. The high estimate contained in the table above assumes that one month's rent and a security deposit are required to be paid before opening.
-
- Equipment & Supplies. You may need certain equipment or supplies that are specifically related to services you will offer. You may wish to have several ladders, drop cloths, paint brushes, rollers, rags, and other painting tools.

What This Means (2025 FDD)
According to 360 Painting's 2025 Franchise Disclosure Document, the real estate and/or leasehold improvements estimate ranges from $0 to $3,000. 360 Painting anticipates franchisees will operate the business from a home office, and this estimate covers potential improvements to that home office, typically costing around $1,000 or less. However, if local regulations or personal preference dictate an office outside the home, real estate costs will likely increase.
Office locations are typically situated in industrial or commercial office parks. The estimated amount covers lease payments for the first six months of operation. These lease payments can vary significantly based on regional and local factors, as well as the specific lease terms negotiated. Typical small office leases range from $500 to $1,500 per month, depending on size, location, and market demand, with potentially higher rates in metropolitan areas.
Landlords commonly require the first month's rent upfront and may also require a security deposit equal to one month's rent. The higher end of the estimate, $3,000, assumes that both a month's rent and a security deposit are paid before opening the 360 Painting franchise. This provides a buffer for franchisees in areas with higher rent or stricter landlord requirements.
